Two hospitality tenants have signed on for One Veridian in Schaumburg, adding another piece to the long-running redevelopment of the former Motorola Solutions campus near Algonquin and Meacham roads.

Buttermilk Cafe is planned for a 4,000-square-foot space at Veridian, with an opening targeted for next summer. Your 3rd Spot, an entertainment and dining concept, is expected to occupy a much larger 30,000-square-foot, two-level venue, with an anticipated opening in 2028.

What is planned at One Veridian

The new leases place both concepts inside the Veridian mixed-use district, a major Schaumburg development intended to combine restaurants, retail, residences and public gathering areas. The location is at the southwest corner of Algonquin and Meacham roads, within the broader 90 North Schaumburg redevelopment area.

Buttermilk Cafe is expected to bring a daytime-focused restaurant format with coffee and cocktails. Your 3rd Spot is planned as a larger food, drink and social entertainment venue. Together, the tenants are being positioned as part of Veridian’s effort to create a more walkable district rather than a traditional single-use suburban office or retail site.

Why it matters for Schaumburg

For Schaumburg, the leases are significant because Veridian is one of the village’s most visible redevelopment projects. The site was once tied to a large corporate campus model; the current plan aims to turn the area into a mixed-use destination that can draw residents, workers and visitors throughout the day and evening.

The project also adds to the changing role of suburban commercial districts. Many Chicago-area suburbs are trying to diversify beyond enclosed malls, office parks and auto-oriented retail strips. Veridian’s tenant mix suggests Schaumburg is pursuing restaurants, entertainment and residential activity as anchors for future foot traffic.

What the numbers show

The two announced tenants differ sharply in scale. Buttermilk Cafe’s planned space is 4,000 square feet, while Your 3rd Spot is slated for 30,000 square feet across two levels. The broader District at Veridian has been described in development coverage as a 30-acre retail district within the larger Veridian project.

Local reporting also says the openings are expected to bring more than 100 jobs to the area by the time the venues open. That figure is useful as a directional indicator of local employment impact, though the available sources do not provide a detailed breakdown by full-time, part-time or seasonal positions.

What remains uncertain

The biggest uncertainty is timing. Buttermilk Cafe is targeting next summer, while Your 3rd Spot is expected in 2028, but restaurant and entertainment buildouts can be affected by permitting, construction schedules, financing conditions and tenant-specific design work.

There is also some uncertainty around the broader economic impact. The announced square footage and job count show momentum, but the long-term success of a mixed-use district depends on lease-up, consumer demand, residential growth, transportation access and the ability to keep the area active beyond peak dining hours.

For residents, the practical takeaway is that Veridian is moving from planning and infrastructure into a more visible tenant phase. If the announced openings proceed on schedule, Schaumburg could see a new restaurant option next summer and a larger entertainment venue later in the decade.
