Two Dining Concepts Join Veridian’s First Retail Phase in Schaumburg

Two more tenants are slated to help shape the first retail phase of Veridian, Schaumburg’s large mixed-use redevelopment on the former Motorola campus.

Real estate trade publication REBusinessOnline reported that Your Third Spot and Buttermilk Cafe have signed lease agreements for the development. Local coverage from the Daily Herald also identified the two concepts as part of the project’s expanding dining and entertainment mix.

What is coming to Veridian

Buttermilk Cafe, a breakfast and lunch restaurant, is planned for a 4,000-square-foot space at Veridian. Your Third Spot, an entertainment and restaurant concept, is described as the brand’s first Chicago-area location and its second nationwide after Atlanta.

The tenants join a first-phase retail district that also includes The Fresh Market, which has been described as a grocery anchor expected to open in early 2027. Reporting on the phase also references 321 apartments above retail space, with those residences tied to a spring 2027 opening window.

Why this matters for Schaumburg

Veridian is one of Schaumburg’s most significant redevelopment efforts because it reuses land from the former Motorola Solutions campus near the Meacham and Algonquin roads area. The addition of restaurant, grocery, residential and entertainment uses signals a continued shift from a single-corporate-campus model toward a walkable mixed-use district.

For residents, the leases could mean more dining choices and a new evening activity option without traveling into Chicago or other regional entertainment districts. For nearby employers and apartment residents, the retail phase is intended to create services within the development rather than relying only on surrounding commercial corridors.

What the numbers show

The concrete figures released so far are limited but notable: Buttermilk Cafe is tied to a 4,000-square-foot storefront; the first phase includes a grocery anchor expected in early 2027; and the residential component referenced in reporting totals 321 apartments above retail space.

Those numbers matter because mixed-use projects depend on a balance of daily needs, destination tenants and built-in population. A grocery store can create routine visits, restaurants can extend activity into breakfast and lunch periods, and entertainment can help support evening and weekend traffic.

What remains uncertain

The lease announcements do not eliminate normal development risks. Exact opening dates for Your Third Spot and Buttermilk Cafe may depend on construction schedules, buildout timing, inspections, permits and final operating plans. Early 2027 timing has been reported for The Fresh Market, and spring 2027 has been referenced for apartments, but individual restaurant openings can shift.

Other practical questions for Schaumburg residents include parking patterns, traffic flow during phased openings, final hours of operation and how the first tenants perform once the district begins operating. Those details are likely to become clearer as Veridian’s first retail phase moves closer to completion.

For now, the announcement is a concrete step in turning Veridian from a redevelopment plan into a functioning neighborhood-style destination within Schaumburg.
