August Housing Data Points To A Tight Illinois Market
Illinois home prices continued to climb in August 2025 even as fewer homes changed hands and available listings edged lower, according to data published by Illinois REALTORS®.
The statewide median home price reached $315,000 in August, up 6.8% from August 2024. At the same time, statewide sales totaled 12,560, down 3.5% year over year, while inventory stood at 22,052, down 0.7%.
Why This Matters For Schaumburg-Area Readers
Schaumburg is part of the broader Chicago-Naperville-Arlington Heights metro area, so the Chicago metro figures provide useful regional context, though they are not a substitute for Schaumburg-specific listing data.
In the Chicago metro area, Illinois REALTORS® reported 8,395 sales in August, down 4.3% from a year earlier. Inventory fell to 14,312, down 4.6%, while the median price rose to $375,000, up 5.6%.
The city of Chicago saw a sharper inventory drop. Sales totaled 1,920, down 9.5%, while inventory fell to 4,109, down 20.3%. The city median price was $376,000, up 5.9%.
What The Numbers Suggest
The August data show a market where prices rose despite fewer completed sales. One practical explanation is supply pressure: when fewer homes are available, buyers may have less room to compare options, especially in desirable locations or price ranges.
For sellers, higher median prices can be encouraging, but fewer sales may mean pricing and presentation still matter. For buyers, a decline in inventory can make the search feel competitive, even when overall sales are lower than a year earlier.
Important Limits In The Data
These figures reflect activity from August 1 through August 31, 2025, using MLS data from 20 Illinois REALTOR® local boards, with data available through September 7, 2025. Housing conditions can change from month to month, especially when mortgage rates, household budgets, and local supply shift.
The statewide, metro, and city-level numbers also do not describe every neighborhood equally. Readers focused on Schaumburg would need local MLS-level data or a qualified real estate professional familiar with that specific market to understand block-by-block or property-type differences.
Questions To Ask Before Acting On Market Data
- For buyers: How does the current inventory in my preferred community compare with the broader metro trend?
- For sellers: Are recent comparable sales in my area showing the same price movement as the regional median?
- For homeowners: Is this data useful for long-term planning, or do I need a more current local valuation?
- For renters considering buying: What monthly housing costs should be reviewed beyond the sale price?
